The UAE golden visa: routes, real costs and who actually qualifies

Ten years of residency, no sponsor, no 180-day return rule, and family included. The golden visa is genuinely good, which is why so much nonsense is written about qualifying for it. Here are the routes that actually work.

Property investment: the widest gate

Own residential property worth AED 2 million or more, including off-plan from approved developers and mortgaged property above the threshold, and you qualify. This route accounts for most golden visas issued in Dubai. Processing is quick, the Dubai Land Department valuation drives everything, and spouses and children ride the application.

Entrepreneurs and business owners

The entrepreneur route asks for a UAE-registered business meeting revenue or approval criteria: current guidance centres on owning a project worth AED 500,000 or more, or approval from an accredited incubator. In practice the file is judged holistically: audited figures, licence history and economic contribution all speak. A freshly formed AED 12,500 licence does not qualify by itself, whatever some marketing claims.

What it costs and how long it takes

Government fees run roughly AED 4,000 to 5,000 per person including Emirates ID and medical, plus route-specific costs like the property valuation certificate. Straightforward property files complete inside two to four weeks. The visa renews at ten years if the qualifying condition still holds.

Golden visa or company visa?

If you are buying a AED 2 million property anyway, take the golden visa: it detaches residency from any company and removes the 180-day rule. If you are starting a business without that property, the standard partner visa through your own company costs a fraction and does the same daily job. Founders often run the company visa first and upgrade when a property purchase or business scale makes the golden route natural.

Does the golden visa make me tax resident somewhere better?

The UAE still has no personal income tax, and golden visa holders can obtain UAE tax residency certificates subject to physical presence tests. Your home country's exit and residency rules are the other half of that conversation, and worth professional advice specific to it.

Can I include my parents on a golden visa?

Spouses and children of any age are included. Parents can be sponsored on separate long-term permits under current rules, with conditions that change periodically; we confirm the live position when you apply.

Do I lose the visa if I sell the property?

The visa is tied to holding the qualifying asset. Selling below the threshold ends eligibility at renewal, and transferring to another qualifying property keeps it alive. Plan the sequencing before listing the asset.
